Tentunit Assistant Mobile – Terms of Service
These terms govern your use of Tentunit Assistant, our iOS app, and Tuni, the automated assistant inside it. By using the Assistant you accept them.
They are separate from the Tentunit marketplace terms that cover listings, applications and rent payments. Where the two overlap, these terms govern your use of the Assistant.
Tuni is not an emergency service, and telling Tuni is not telling your landlord
If there is a fire, gas leak, flood, carbon monoxide alarm, electrical hazard, medical emergency, or any threat to someone’s safety — call emergency services. Then contact your property manager directly. Tuni is software. It does not dispatch anyone, it may take time for a person to see what you report, and it is not monitored around the clock.
Reporting something to Tuni is not formal notice to your landlord under your lease or under your state’s landlord-tenant law. If you need to give notice that has legal effect — about repairs, habitability, withholding rent, or ending a tenancy — give it the way your lease and your state’s law require, in writing, directly to your landlord. Keep your own copy.

About these terms
These terms are an agreement between you and Tentunit, Inc. They apply to two groups.
Property managers and landlords who deploy the Assistant in a building, upload documents, and receive the issues residents report. If you are one, you also have a written agreement with us, and where that agreement conflicts with these terms, it governs.
Residents and tenants who join a project with an access code and chat with Tuni. You do not create an account and you pay us nothing.
Our Privacy Policy explains what we collect and who sees it. Read it — particularly the part about what your property manager can see.
Who may use the Assistant
You must be 18 or older to use the Assistant. This is a stricter requirement than the Tentunit marketplace applies, because the Assistant is a conversational product and we do not operate it for minors.
Property managers must have authority to manage the building they set up, and to distribute access codes to its residents.
Access codes
Your property manager gives you a code that joins you to their project. The code is for you. Don’t share it, post it, or pass it to someone who does not live in the building.
Your session lasts 30 days. It ends sooner if you leave the project or your property manager revokes access. Your property manager can revoke a code at any time.
Anyone holding your device can open your session, because there is no password. Treat it the way you would treat any unlocked app on your phone.
What Tuni does, and what it does not do
Tuni is automated
Tuni asks follow-up questions, tries to answer from the documents your property manager uploaded, and decides what to escalate. No one at Tentunit is reading along.
Tuni can be wrong
Tuni is built on an AI language model. It can misunderstand you, give an incomplete answer, or state something confidently that is not correct. Its answers come from documents your property manager provided, which may be out of date or may not cover your situation. Check anything that matters with your property manager.
Tuni does not give professional advice
Nothing Tuni says is legal, medical, financial, or other professional advice, and using it does not create any professional relationship. Questions about your rights as a tenant, about eviction, about withholding rent, or about whether your home is habitable are legal questions. Ask a lawyer or a tenant advice service, not a chatbot.
Tuni does not commit your property manager to anything
Reporting an issue does not mean it will be fixed, fixed within any particular time, or fixed at all. What your property manager owes you comes from your lease and from the law where you live, not from this app. Tentunit is not your landlord, is not a party to your lease, and does not carry out repairs.
Using the Assistant responsibly
Don’t use the Assistant to:
- Report something you know to be false, or impersonate someone else.
- Harass, threaten, or abuse anyone, including your property manager and their staff.
- Send content that is unlawful, or that infringes someone else’s rights.
- Extract, copy, or republish the documents behind Tuni’s answers.
- Probe, reverse-engineer, or manipulate the assistant into behaving outside its purpose, or attempt to access another project’s data.
- Access the service by automated means, or at a volume that degrades it for others.
Please also don’t put sensitive personal details into a message — your own or anyone else’s — unless they are genuinely needed to describe the problem. Your property manager sees everything you write.
What you send us
You keep ownership of what you write. You give us permission to use it to run the service: to pass your report to your property manager, to generate answers, and to keep the service working and secure. We may also use conversations to improve how Tuni answers, working with content stripped of identifying information.
You confirm that what you send is yours to send and does not infringe anyone’s rights.
We may remove content that breaks these terms. We are not obliged to review, store, or retain what you send beyond what the Privacy Policy describes.
If you are a property manager
In addition to everything above, you agree that:
- Your documents are accurate and you have the right to upload them. Tuni answers from them, so what they say becomes what residents are told.
- You will act on what residents report. Tentunit routes issues; it does not discharge your obligations as a landlord under the lease or under the law.
- You will distribute access codes only to residents of the building and revoke them when a tenancy ends.
- You will not use the Assistant for tenant screening, selection, or any decision about who is offered housing, or in any way that discriminates against a protected class. The Assistant is a maintenance and information tool.
- You are responsible for the resident data in your project. Where data protection law treats you as the controller and us as the processor, our data processing agreement governs.
- You will not present Tuni as a substitute for the notice procedures in your leases or for an emergency contact route.
Availability and changes
We do not promise the Assistant will be available at any particular time or free of faults. We may change, suspend, or discontinue features. Where a property manager has a service level agreement with us, that agreement governs availability for them.
For residents, the Assistant is provided at no charge and with no availability commitment. Do not rely on it for anything time-critical.
Suspension and ending access
We may suspend or end access if these terms are broken, if the service is being misused, or if we are required to. Your property manager can revoke your access code at any time, for their own reasons.
You can stop using the Assistant at any time. Property managers may close their account as set out in their agreement with us; residents can simply leave the project.
Ending access does not delete what was already reported — see the retention section of the Privacy Policy.
Disclaimers
The Assistant is provided as is and as available, without warranties of any kind, to the extent the law allows. We do not warrant that Tuni’s answers will be accurate or complete, that the service will be uninterrupted or secure, or that any issue you report will be resolved.
Some places do not allow certain warranties to be excluded. Where that is so, this section applies only as far as the law permits, and nothing here limits rights you have that cannot be waived — including any rights you have as a tenant.
Limitation of liability
To the extent the law allows, Tentunit is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost data, or business interruption, arising from your use of the Assistant.
Our total liability for any claim relating to the Assistant is limited to the greater of the fees you paid us for the Assistant in the six months before the claim, or US$100.
Nothing in this section limits liability that cannot be limited by law, including liability for death or personal injury caused by negligence, for fraud, or for a landlord’s obligations under residential tenancy law — which are not ours to limit in any case.
Indemnity
If you are a property manager, you will indemnify Tentunit against claims arising from your documents, from your use of the Assistant, from your handling of resident data, or from your obligations as a landlord.
This section does not apply to residents.
Governing law and disputes
These terms are governed by the law of the State of Delaware, without regard to its conflict of laws rules.
If you are a resident, nothing in these terms requires you to arbitrate. You keep every right you have to bring a claim in court, including in small claims court where you live, and nothing here waives your right to participate in a class action.
If you are a property manager, the dispute resolution provisions of your written agreement with us apply.
Nothing in this section affects rights you have under residential tenancy law, which are not ours to alter.
Changes to these terms
We may update these terms. We will change the effective date and version, and notify you in the app for material changes. The current version is always published at help.tentunit.com/assistant-terms. Continuing to use the Assistant after a change means you accept the updated terms.
