How to Write a Student Sublease Listing That Actually Gets Responses

Tentunit Editorial
Someone needs to take your apartment.
Posting “sublease available, DM me” in a student group might get a few messages, but strong listings usually perform much better.
The goal is simple: answer the most important questions before someone even has to ask them.
Start With the Dates
For student subleases, dates are one of the first things renters care about.
Put them near the top of your listing.
For example:
Available May 15 through August 5
If you have flexibility, say so.
A student who needs housing from June through July may ignore your listing if they assume the dates are fixed.
Show the Real Price
Do not make people message you just to learn the rent.
Clearly include:
- Monthly rent
- Utilities
- Parking
- Internet
- Any required fees
- Security deposit, if applicable
If you are offering the apartment below your current rent, highlight that.
For example, if you pay $1,000 per month but are willing to sublease for $800, that can immediately make the listing more attractive.
Explain Exactly What Is Being Offered
“Apartment available” is too vague.
Is it:
- One private bedroom?
- A shared bedroom?
- An entire studio?
- A full two-bedroom apartment?
If there are roommates, mention that too.
A useful listing might say:
Private bedroom and private bathroom in a 4-bedroom student apartment. Three other students currently live in the unit.
That immediately gives the renter context.
Location Matters
Students often search based on their daily commute.
Include:
- Distance from campus
- Walking time
- Bus access
- Nearby grocery stores
- Nearby restaurants
- Parking situation
Instead of saying:
Close to campus
say:
Approximately a 10-minute walk from campus with a bus stop outside the building.
Specific information builds confidence.
Use Good Photos
Photos can completely change the performance of your listing.
Use bright, clean images showing:
- The bedroom
- Bathroom
- Kitchen
- Living room
- Building exterior
- Any major amenities
Clean the apartment before taking photos.
Open the blinds.
Turn on the lights.
Remove unnecessary clutter.
You do not need professional photography, but your photos should make it easy for someone to imagine living there.
Mention Furniture
For temporary renters, furniture can be a major advantage.
List what stays.
For example:
- Bed and mattress
- Desk and chair
- Dresser
- Couch
- Dining table
- Television
A furnished summer sublease can be significantly more convenient than an empty apartment.
Talk About Roommates
If other people will remain in the apartment, give basic information.
You do not need to write biographies.
Something as simple as:
Three Purdue students currently live in the unit. Quiet during weekdays and social on weekends.
can help renters decide whether the arrangement fits them.
Include the Best Features
What makes your apartment different?
Maybe it has:
- A private bathroom
- In-unit laundry
- Balcony
- Gym
- Pool
- Free parking
- Campus shuttle
- Great location
- Furnished bedroom
Highlight the two or three features that matter most.
Be Transparent
Trying to hide weaknesses usually wastes everyone's time.
If parking costs extra, say so.
If the apartment is 20 minutes from campus, say so.
If the renter must be approved by the property manager, explain that.
Clear listings attract better-qualified renters.
Make the Next Step Easy
At the end of the listing, explain what someone should do.
For example:
Interested? Send a message with your preferred move-in date and I can share additional photos or schedule a tour.
That gives potential renters a simple next action.
A Good Listing Saves Time
The best sublease listing does not necessarily sound like an advertisement.
It simply gives students the information they need to make a decision.
Clear price.
Clear dates.
Good photos.
Accurate details.
Simple communication.
That is usually far more effective than posting the same vague sentence across ten different group chats.
